DEVELOPMENT

PBC builds manufactured homes in Texas. Development refers to an entire process that includes stages of financial, design, vertical construction, civil work (roads, utilities…), permitting, inspections, project closeout, and warranty. Pre-Built Concepts offers a turnkey experience where we come alongside you and help you in every step of the project. CONSTRUCTION

The main difference between a modular home and a site-built home is that modular homes are built to the national HUD code, while site-built homes are built to all applicable state and local building codes. Modular homes are houses built off-site, usually in an indoor, quality-controlled setting. Modular homes are completed in sections called “modules”, according to specific plans. These sections are then transported to the site where they are assembled by builders and installed onto the foundations. These homes use a systematic approach to home building.

Through the process of offsite building, we can help you get a higher quality through the construction of a home in a controlled environment vs site built where you are subject to any complications that may arise due to the conditions of the site. Also, while we build homes in our factory you can be working and developing the site allowing two parts of your process to move simultaneously shortening the overall time to complete the project. This process also allows us to create much higher quality product with detailed and precise measurements.

INNOVATION

Shortened Schedules. Prefabricated components offsite can deliver a project 30% to 50% faster than traditional methods since construction occurs simultaneously with site and foundation work. Schedule delays due to weather and other external factors are a non-issue given the build takes place in a controlled environment.

Reduced Risk. Nearly half of firms using prefabricated or modular construction found improvements in site safety. Many have agreed on the three main safety benefits of a modular building process: the ability to do complex assembly at ground level, fewer workers on the job site, and for less time and a limited number of tasks that need to be completed at great heights.

Reduced Waste. According to the U.S. Bureau of Labor Statistics, when comparing construction to manufacturing, 57% of activities in construction are wasteful and non-value adding. These activities are not compensated. Conversely, research shows 77% of offsite construction users report a decrease in construction site waste.

Value engineering can be defined as an organized effort directed at analyzing designed building features, systems, equipment, and material selections for the purpose of achieving essential functions at the lowest life cycle cost consistent with required performance, quality, reliability, and safety. Simply put, we propose changes that cut costs while maintaining or enhancing quality, value, and functional performance.
